Would you give your keys to someone you hadn’t taken references on? How could you be assured that they would be in a financial position to pay you? Especially in the current uncertain job markets how could you be certain that your prospective tenant had secure employment. A lot of landlords unbelievably actually allow tenants to take tenancies without even referencing checking them!

Our references searches are second to none

It is imperative prior to any letting commencing that full comprehensive references and id verification is taken. This is the most important mechanism open to landlords. At this point it may show you that your ‘prospective tenant’ has adverse credit history or may have county court judgements against them. This would be the only opportunity a landlord would have to refuse tenancy on the basis that suitable references were not received.

We at pebble, take comprehensive referencing through our referencing division, which includes id verification, online checks, county court judgement, employment and landlord references for the last three years. If your tenant(s)’ income does not match the rental ratio, or if additional securities are required but cannot be provided by the tenant, a Guarantor will be required. We would carry out the same stringent checks on your tenant’s guarantor also. Ensuring that they had the financial income/assets to not only cover their own outgoing but also the tenants in the case of a default.
