When you need to terminate a tenancy, you want to do so as quickly as possible... which means having the right documents drawn up.

If you need to terminate your tenancy before the agreed contract end-date, you will need a solid Section 8 notice.

What it is?

If a landlord wishes to terminate an assured short-hold tenancy during the agreed term (for example, if the tenant has failed to pay the rental or broken any of the terms contained within the tenancy agreement), he is required to serve a Section 8 notice.

What it does?

This is a pre-requisite notice required before the landlord can proceed to court, to seek possession and arrears accrued on the property. A landlord is unable to gain possession unless this is served.
